Sentinel Property Watch  is fully licensed and insured and proudly operates all 3 services in the Durham Region of Ontario.  On the South shore of Nova Scotia (Lunenburg, Queens and Shelburne counties) we currently offer only Home/Property Watch at this time.

Home / Property Watch Service

Property Visits

On a weekly, bi-weekly or monthly basis, the Sentinel team will execute a standard 35 point Interior and Exterior checklist to ensure your property is fully covered, or perform a customized site visit to meet your needs.

Visit Reports

You will receive a comprehensive report via email for each visit to your property. This report will contain maintenance recommendations, pictures of anything that you should be aware of and/or requires immediate attention.

 

Pricing

Home Watch service *

  • Weekly -  as low as $37.50+ HST
  • Bi-Weekly -  as low as $50 + HST
  • Monthly -  as low as $75 +HST

Storm Watch Service *

  • Flat rate of $37.50 + HST per visit

On-Call Service *

  • Hourly rate of $25 + HST

* size of home and frequency will determine the rate -  additional travel charges may apply over 20kms

Rental Property Inspections

Inspection Service

  • Independent Inspector perspective
  • End to End process management 
  • Frequency - quarterly, semi-annual, annual or ad-hoc.
  • Room by Room checklist
  • Written report delivered within 24 hours of inspection
  • Pictures of all deficiencies 
  • Smoke and Carbon Monoxide Sign off form
  • Furnace Filter check

Pricing
  1. Apt/Condo - $30 + HST
  2. Town/Semi - $40 + HST
  3. Single Family detached  house -  $50 to $75 +HST (dependent upon size of home)

 ** where multiple units exist at the same address to be inspected on the same day, the first unit is at full price, each additional unit at a 15% discount.



Home Inspections

Importance

As a home buyer you are about to embark on the largest financial transaction in your life. Through the Home Inspection process you will gain piece of mind and the understanding of the condition of the property that maybe your forever home.

Most inspections will take 2.5 to 3 hours to complete.

Repo​rting

You will receive a comprehensive professional report via email within 24 hours of the Inspection. This report will contain all critical components of the home covered during the inspection with pictures and descriptions of all deficiencies or areas of concern.

  • $400 + HST
Detached Home (over 2500 sq ft)
  • $475 + HST
Semi - Detached or Townhouse
  • $375 + HST
Condo (1 level)
  • $325 + HST
Condo (2 level)
  • $350 + HST

Cottage/Vacation Home

  • $475 +HST
